Phase 1: The Digital Deep Dive
Do this from home before you even schedule a tour.
The "Pride Flag" Map
Go to Google Maps Street View. "Drive" down the street virtually. Do you see any Pride flags, BLM signs, or "Hate Has No Home Here" yard signs? Even one is a good sign.
The "Crime Map" Check
Check SpotCrime or LexisNexis Community Crime Map. Look specifically for "Assault" or "Vandalism" clusters near the address.
The "Landlord Review"
Google the specific Property Management Company + "Reviews" or "Lawsuit."
Red Flag: Multiple reviews mentioning "entering without notice" or "ignoring maintenance."
The "Nextdoor" Test
If you can access the Nextdoor app for that neighborhood, search "Trans" or "LGBT." See if the comments are hostile or supportive.
Phase 2: The Physical Vibe Check
Do this on-site during the tour.
The "Bumper Sticker" Scan
Walk through the parking lot. Do you see aggressive political stickers or hate symbols? Or do you see rainbow stickers and "Coexist" decals? This tells you who your neighbors are.
The "Common Area" Feel
Is the hallway/stairwell well-lit? Does it smell clean?
Red Flag: Broken lights or unsecure front doors that don't lock.
The "Cell Service" Test
Does your phone work inside the apartment? (Critical for safety if you need to call for help).
The "Noise" Check
Can you hear the neighbors talking through the wall? Thin walls = less privacy/safety.
The "Landlord" Vibe
Did they ask intrusive questions about your partner or gender immediately? (Instant No).
